
Property Pacific Real Estate was established in 1995 to provide specialist sales and marketing services to the Management Rights industry. At all times since then the agency has been staffed by ex building and resort managers who have the Management Rights experience and expertise to offer specialist services to their clients.
Over time our experienced sales team has become a leader in the industry and has built an enviable reputation through unwavering commitment and professional expertise. With representation from the Gold Coast, through Brisbane and the Sunshine Coast to the Far North; Property Pacific is known for its professionalism, its sales successes, its knowledgeable, experienced sales agents and the ethical, educational assistance provided by the team.
In March 2011 Bob Love, a founding director of Property Pacific, decided to relinquish the responsibilities of running the business but retain an active role with Property Pacific as a Management Rights agent. The team is now led by Jan Grover.
Jan has a wide range of sales, marketing and business consulting experience. She has held several senior executive positions in the insurance industry where her interest in business broking and business risk management was kindled. She developed a specialist business risk management unit for a major insurance company before becoming an independent business consultant actively responsible for business sales, providing development advice to merchant banks, franchise networks and small to medium business owners throughout New Zealand, Australia and the USA.
In 2004 Jan and her husband, George, decided it was time to join family in Queensland and they purchased the management rights business at Eastlake, Robina. With her business risk management experience, Jan realised the potential business risk associated with the loss of rental units from the Management Rights pool so she took steps to mitigate this risk by developing a real estate sales arm to the business. This business, Bayview International, has become known for its successes in Management Rights sales, its support services for new owners and its ability to facilitate investor sales to assist existing owners to retain the strength of their rental pool.
Jan is excited about her new role with Property Pacific. She is committed to the existing team of highly-skilled agents and aims to build on the credibility and sales successes that Bob and his team have established. Property Pacific will continue to educate and support new managers and will use the combined expertise of the highly experienced team to offer existing managers advice on how to prepare their business to achieve best possible sale price and will take a team approach to facilitating Management Rights sales.

Jan has a wide range of sales, marketing and business consulting experience throughout Australia, New Zealand and the USA. As an experienced Management Rights owner, Jan is committed to supporting the Property Pacific team and sharing her knowledge with our clients.
Graham Gittins
Graham and his wife entered the Management Rights industry in late 1996 with the purchase of a permanent complex in Surfers Paradise. They achieved the coveted REIQ award of “Manager of the Year” in 1998 and also secured “Finalist of the Year” in 1999. They then moved into holiday letting on Chevron Island and their achievements were again recognised as “Finalists of the Year” in 2000 and in 2002 purchased San Delles at Palm Beach off the plan. Since then Graham has owned several more complexes and now shares his wealth of experience with his clients at Property Pacific.
John Graham
John joined the Real Estate industry in 1991 and has provided expert advice and professional services as a Management Rights broker on the Gold Coast for more than eighteen years. Throughout his career John has sold numerous complexes and, in some instances, the same complex more than once. John’s clients value his knowledge of both holiday and permanent Management Rights businesses.
Barry Hewitt
Barry’s background is in insurance and investments and he moved to the Gold Coast from New Zealand twelve years ago. Barry has hands-on experience in the industry as he, his wife and daughter run two very successful holiday buildings as well as a student accommodation complex. Barry willingly shares this knowledge with his clients and, as he was previously from New Zealand, he builds great rapport with the many kiwis looking to purchase Management Rights.
Graham Lillyman
Graham’s sales and negotiation experience in the Management Rights Industry spans some twenty-eight years since he accepted his first position in 1983. Graham originally joined the Property Pacific team in the early 1990s and at that time he was actively involved in the acquisition process of many large buildings and became known for his ability to manage the interests of all stakeholders in large syndication sales. His successful facilitation of the sales of the Crown Towers and Phoenician buildings achieved record sales prices at the time.
After taking the decision to retire, Graham realised that his services were still highly regarded by his many contacts in the industry, so he re-joined the team in 2010. Drawing on his extensive knowledge of the Gold Coast, he takes pride in his reputation for finding the “right” business for his clients.
Bob Love
Bob was the previous Principal of Property Pacific and we are delighted that he has retained his association with Property Pacific as an integral member of the sales team. Bob entered the Management Rights industry in 1981 when he and his wife Colleen purchased their first Management Rights building in Surfers Paradise. Since then they have owned and operated many buildings.
Bob first began selling Management Rights in 1988, became a partner of Property Pacific in 1995 and then became Principal in 1996. Over the years he has been instrumental in growing a sales team with a reputation for honest, committed service to the industry.
Graeme Masters
Originally a business broker with his own real estate business in Melbourne, Graeme relocated to the Gold Coast in 1975. He continued his real estate career on the Coast and in 1986 was instrumental in establishing the inaugural Management Rights division of PRD. His sales experience was valued by the many developers building new buildings along the Coast at the time and he was actively responsible for numerous “off the plan” Management Rights sales during the period from 1986 to 1991. Graeme’s knowledge of the many Management Rights buildings on the Gold Coast strip is invaluable to his clients.
Rhonda Perkins
Rhonda has been involved with the Management Rights industry on the Gold Coast for over 28 years, initially working for a developer setting up management rights in some of the early high rise buildings. In 1983 she and her husband, Don, purchased the first of the five management rights businesses they have operated in the area over the period.
Rhonda has a Bachelor of Arts degree and has been a licensed real estate agent since 1986. In 1994 she co-ordinated the Gold Coast Institute of Tafe Management Rights course and between 1996 and 1999 she was a presenter at courses run by both the GCIT and the Real Estate Institute of Queensland. In 1995 Rhonda continued her long association with Property Pacific and over the years has negotiated many successful sales and assisted many new managers with their transition into the role particularly with trust accounting requirements and office systems.
John Reedman
John has been associated with the Management Rights Industry since 1996 when he purchased the rights to a permanent complex, a three-storey walk up in Tugan Heights. When he sold the business five years later John decided to use his business knowledge to assist others looking to purchase businesses by becoming a business broker. Realising how valuable his understanding of the Management Rights Industry was to new purchasers, he joined the team at Property Pacific in 2005.
John holds a Bachelor Degree in Economics and Accounting and has been CEO of a Residential Care complex in Melbourne.
Brian Thomas
Brian has been a successful Management Rights sales agent on the Gold Coast for the past fourteen years. Over the years Brian has been involved in the sale of many quality buildings on the Gold Coast and has provided invaluable advice to many new and experienced owners.
Originally with the NAB on the Gold Coast, Brian specialised in lending to Management Rights owners from 1985 to 1997 and during this time wrote more than $300 million in loans for Management Rights buyers.
In 2007 Brian’s contribution to the Management Rights industry was acknowledged by his peers when he was inducted into the Hall of Fame by the Queensland Resident Accommodation Managers” Association (QRAMA). His knowledge of the industry is second to none.
Bev Lean
Bev is our receptionist and secretary. She manages our Gold Coast office but also assists all of our agents with the promotion of the business of management rights and by ensuring that our clients’ experience in dealing with us is pleasant, efficient and rewarding.
Bev has had personal experience as a resident manager, having moved to the Gold Coast in 1997 to purchase the management rights of a mixed letting complex at Currumbin. Since then she has maintained her involvement in the tourism and hospitality industries, operating a promotional services business before joining the team at Property Pacific.

Di O'Shea
As a systems consultant, Di has been assisting Resident Managers since 1998. During this time she has worked closely with the Queensland Resident Accommodation Managers’ Association (QRAMA), Property Pacific and individual managers with a firm commitment to raising the awareness of the industry.
Di offers sales advice in the Brisbane area and managers preparing their businesses for sale appreciate her innovative electronic marketing recommendations. New Management Rights owners speak very highly of her after-sale services.
Gary Player
Gary has been a successful business and management rights operator for more than sixteen years with experience in both large holiday and permanent complexes.
An ex Queensland policeman, Gary and his wife owned several small businesses and a holiday complex in Burleigh before deciding to sell up, purchase a caravan and follow the Australian dream. 34,000 kms and eighteen months later Gary and his family returned to Queensland, settled at Bribie Island and Gary joined the Property Pacific team to service the Brisbane and Sunshine Coast areas. Gary has recently purchased the management rights at River Terrace Apartments at Kangaroo Point and is enjoying the hands-on experience again.

Matthew Lisle
Matt has been a business owner since 1997 and in 2006 he purchased a management rights complex in the tourism mecca of Port Douglas. After successfully managing the business for four years it was time to move back to his home town on the Sunshine Coast where, after a short stint with a corporate property management company, he decided to join the team at Property Pacific. Matt brought with him a wealth of knowledge in property management and business ownership and has a highly professional approach to helping you achieve your goal.

Calvin Bailey
Calvin, our professional in North Queensland, has had unprecedented success in sales and establishing client loyalty since joining us in 2003. Calvin is a true local having called the Cairns region home since 1995 when he and his partner Helen made the decision to purchase their first management rights property in Port Douglas. Since then he has owned and/or managed properties at Cairns Beaches and within the Cairns CBD.
Calvin is actively involved in QRAMA and he has been instrumental in using his personal experience to assist many industry newcomers. He offers his clients pre and post purchase support and his clients value his professional, mature industry judgement
