The salary is paid for the
manager to attend to all the caretaking, common area, cleaning and
security arrangements of the building. In larger complexes the salary
and the work to be done is usually sufficiently large enough to employ
gardeners, cleaners, etc. In smaller buildings with less requirements,
the work is usually done by the manager, but this is usually the
choice of the manager.
The salary will have been
determined in relation to the work required in each particular
building. The salary is usually increased on the anniversary date of
the agreement and usually in accordance with CPI.
Considering Letting
Commission, the Letting Agreement gives the manager rights to let
units in the building. The manager is required to obtain a Property
Management Agreement in writing from the owner of each unit to be
managed. This authority is required by the Government Act. |
